CHECKLIST FOR NEW CONDO BUYERS
Do your research.
Gather as much information as you can online, in publications and by word of mouth about what is available in the market.
Consider your finances.
Consult with your mortgage lender as soon as possible to define how much you can afford, understand your payment options, establish your down-payment and get pre-qualified or pre-approved for your mortgage.

Review what is important to you.
What you need and want in a home is unique. Create a list of features that are important to you.
This list could include location, size (larger or smaller), design choices (such as standard selections and optional upgrades to flooring, paint, cabinets etc.), and functional choices (Is a home office required? How much storage do you need? Is the kitchen the most important part of your home?).
Go shopping!
Visit sales centres, show homes and open houses you previously researched. Remember your list of what is important to you and review the literature provided.
Calculate the total cost of buying a home.
Review the total purchase price of your condo and consider your additional costs, including but not limited to; applicable taxes, legal fees, moving costs, furnishings, optional features and upgrades.
Ongoing costs should also be considered, including but not limited to; property taxes, insurance, condo fees, cable, telephone and other applicable services.
Make your decision.
Once you choose your new condo, you will be required to make a reservation. This reservation often require you to submit a cheque (not cashed until your firm contract) of a pre-determined amount to ensure no one else purchases your unit.
Be aware, your reservation does not guarantee the final purchase price. You will be provided with all the information you need to review before writing a firm contract.
Write a firm contract.
When you make a reservation, you should also make an appointment to write a firm contract with your sales associate. If there are any terms, clauses, conditions or other information that is unclear, ask the sales associate to clarify before you sign the firm contract.
At this point, you are required to provide your down payment and mortgage approval.
Maintain communication with your builder.
Your builder should provide you with regular updates of the construction and progress of your new condo. You will be contacted directly when you are required to make design selections and at least 35 days before your possession date.
Safety regulations do not allow access on the construction site to homebuyers. If you have any questions about your condo, contact your sales associate.
Move in and enjoy.
Congratulations on your new condo! A quality control walk-though occurs before you take possession of your condo to ensure that any required touch-ups are noted and taken care of in a timely manner.
After this point, your primary contact is with the Warranty and Customer Service Representatives. A move-in date is scheduled and you are ready to enjoy your new condo.
Customer Service.
Warranty and Customer Service Representatives are available to ensure your new condo is well maintained. Walk-throughs and regular service calls are scheduled in the first year. Keep important contact numbers and documentation easily accessible.
